The Site presents property listings, information about our services and editorial content relating to the Greek property market. Any reference to “you” or “your” is a reference to the visitor or user of the Site.
Accessing the Site and the information relating to our services implies acceptance of these Terms of Use (the “Terms”). Please read them carefully before using the Site.

1. General conditions
1.1 These Terms set out the rules that apply to your use of the Site. By using the Site you confirm that you accept them. If you do not accept them, please do not use the Site.
1.2 These Terms constitute a legally binding agreement between you and the Company. We recommend that you save or print a copy for future reference.
1.3 These Terms should be read together with our Privacy Policy, which forms an integral part of them and also contains our cookie information.
1.4 We may amend these Terms from time to time by publishing an updated version on the Site, with a revised “Last updated” date. Amendments take effect from publication and do not apply retroactively to matters already concluded. We recommend that you review the Terms periodically.
1.5 The Site is addressed to persons who have reached the age of 18 and have full legal capacity. It is not intended for minors.
1.6 The Site is available in English and Greek. In the event of any discrepancy between the two language versions of these Terms, the Greek version prevails, as the Company is established in Greece and the Terms are governed by Greek law.
2. Your obligations and prohibited conduct
2.1 You are responsible for obtaining access to the Site. Access may involve third-party charges (for example internet service provider or data charges), for which you are solely responsible.
2.2 You are solely responsible for ensuring that your device, browser and connection meet the technical requirements needed to use the Site.
2.3 You must not misuse the Site. In particular, you must not:
- attempt to gain unauthorised access to the Site, its servers or any connected system;
- circumvent, disable or interfere with security features, access restrictions or rate limits;
- introduce viruses, trojans, worms, logic bombs or other malicious code;
- carry out any attack designed to disrupt availability, including denial-of-service attacks;
- use automated means (scrapers, crawlers, bots) to extract listings or content in bulk, other than search engine crawlers operating in accordance with our robots.txt file;
- reproduce our listing database or a substantial part of it, in any form.
2.4 You must not submit, through any contact or enquiry form, content that is unlawful, defamatory, obscene, offensive, discriminatory, misleading, or that infringes third-party rights, nor use our forms to solicit commercial services or to send unsolicited communications.
2.5 You must provide accurate contact details when you submit an enquiry. You must not submit another person’s personal data without their knowledge and consent.
2.6 We reserve the right to determine, at our reasonable discretion, whether a breach of these Terms has occurred and to take appropriate measures, including restricting or terminating your access to the Site, removing content, notifying the competent authorities, and pursuing legal remedies.
2.7 We may suspend, withdraw or restrict the availability of all or part of the Site for business, technical or operational reasons, without prior notice and without liability.
3. Property listings and the nature of the information provided
3.1 Property listings published on the Site are provided for information purposes only. They do not constitute an offer within the meaning of Article 185 of the Greek Civil Code, nor a binding proposal for the conclusion of any contract.
3.2 Property details (including price, surface area, year of construction, floor, energy class, plot size, orientation and the existence of permits or certificates) are based on information supplied to us by the owners of the properties and on our own records at the time of publication. We take reasonable care to publish accurate and up-to-date information; we cannot, however, guarantee that every detail is complete, accurate or current at any given moment.
3.3 Surface areas, dimensions, distances and prices shown on the Site are indicative. Photographs, floor plans, renders and virtual tours are illustrative and may not depict the current condition of a property, its furnishings, or the exact boundaries of a plot.
3.4 Prices are quoted in euros (€) and do not include transfer tax, notarial fees, land registry fees, legal fees, brokerage commission or any other cost associated with a transaction, unless expressly stated otherwise.
3.5 A property may be sold, let, withdrawn or repriced at any time. Publication on the Site does not guarantee that a property remains available.
3.6 The full legal, technical and urban planning verification of a property — including examination of title deeds, checks at the competent Land Registry or Cadastral Office, verification of planning legality and issue of the required certificates — is carried out within the framework of a specific engagement and is not implied by, nor completed through, the publication of a listing on the Site.
3.7 Editorial content published on the Site (including articles on the Golden Visa, taxation, the transfer process and market conditions) is of a general and informative nature. It does not constitute legal, tax, technical, investment or other professional advice, and must not be relied upon as a substitute for personalised advice on your specific circumstances. Legislation, in particular tax and residence permit legislation, changes frequently.
4. Brokerage services and contractual relationship
4.1 Submitting an enquiry form, contacting us or arranging a viewing does not create a brokerage contract and does not give rise to any obligation to pay a brokerage fee.
4.2 Under Article 200 of Greek Law 4072/2012, a real estate brokerage contract must be concluded in writing and must state the particulars of the parties required by law. Any brokerage relationship between you and the Company will therefore be governed exclusively by a separate written contract, whose terms — including the amount of the fee and the circumstances in which it is payable — prevail over these Terms.
4.3 The services described on the Site (title audit, valuation, sale mediation, contract support and related engineering services) are provided under a separate engagement, on terms agreed in each case.
5. Intellectual property rights
5.1 The content of the Site — including text, photographs, video, floor plans, graphics, logos, the “Aegean Properties” name and mark, the design and structure of the Site, the layout of listings and the underlying software — is the property of the Company or of its licensors and is protected by Greek Law 2121/1993, EU law and international conventions.
5.2 You may view, download and print content from the Site for your own personal, non-commercial use, provided you do not remove any copyright or ownership notices.
5.3 You may not reproduce, republish, distribute, sell, resell, adapt, translate or otherwise commercially exploit any part of the Site’s content without our prior written consent.
5.4 You may link to the Site, provided that the link is fair and lawful, does not damage our reputation or take advantage of it, and does not suggest any form of association, approval or endorsement that does not exist. You may not present the Site within a frame on another site in a way that obscures its origin. We reserve the right to withdraw permission for a particular link at any time, by written notice.
5.5 Trade marks and logos of third parties appearing on the Site belong to their respective owners and are used for identification purposes only.
6. Warranties, liability and damages
6.1 The Site is provided “as is” and “as available”. We do not warrant that access will be uninterrupted, timely, secure or error-free, nor that defects will be corrected.
6.2 We take reasonable technical and organisational measures to keep the Site secure, but we do not warrant that the Site or any file available for download is free of viruses or other harmful components. You are responsible for maintaining appropriate protection on your own equipment.
6.3 We are not liable for loss or damage arising from:
- interruptions, delays or failures of telecommunications networks, hosting or third-party services;
- malicious software or unauthorised interference by third parties;
- improper use of the Site by you or by third parties;
- events of force majeure.
6.4 To the extent permitted by law, we are not liable for indirect or consequential loss, loss of profit, loss of business, loss of opportunity or loss of anticipated savings arising from your use of, or inability to use, the Site.
6.5 Where we submit your enquiry, or forward your details, to the owner of a property or to a professional collaborating with us, and where you subsequently deal with that person directly, we accept no liability for their acts or omissions, or for the communications you may receive from them.
6.6 Nothing in these Terms excludes or limits our liability for fraud, wilful misconduct or gross negligence, for death or personal injury, or any other liability which cannot lawfully be excluded or limited. In particular, nothing in these Terms affects your statutory rights as a consumer under Greek Law 2251/1994 and EU consumer law.
7. Third-party links and content
7.1 The Site contains links to third-party websites (including social media pages and mapping services), provided for convenience only.
7.2 The map on the contact section is built with the open-source Leaflet library, with map tiles loaded from an external provider. No cookies or other storage technologies are placed on your device. Details are set out in our Privacy Policy.
7.3 We have no control over the content, availability or privacy practices of third-party websites and accept no responsibility for them. Accessing them is at your own risk and subject to their own terms and policies.
8. Personal data
Personal data collected through the Site is processed in accordance with Regulation (EU) 2016/679 (GDPR), Greek Law 4624/2019 and our Privacy Policy, which explains what data we collect, on what legal basis, for how long we keep it and what rights you have. The Site uses strictly necessary cookies only and does not deploy analytics tools or advertising trackers.
9. Governing law and disputes
9.1 These Terms, and any dispute arising out of or in connection with them or with your use of the Site, are governed by Greek law.
9.2 The courts of Mytilene, Lesvos have jurisdiction.
9.3 If you are a consumer, the above does not deprive you of the protection afforded by the mandatory provisions of the law of your country of habitual residence, and you may bring proceedings before the courts of that country in accordance with Regulation (EU) 1215/2012.
9.4 Before commencing legal proceedings, we encourage you to contact us so that we can try to resolve the matter. As a consumer, you may also refer a dispute to the Greek Consumer Ombudsman (Συνήγορος του Καταναλωτή, www.synigoroskatanaloti.gr) or to another certified alternative dispute resolution body.
9.5 If any provision of these Terms is found to be invalid or unenforceable, the remaining provisions remain in full force, and the invalid provision is replaced by a valid provision approximating as closely as possible the intended commercial result.
